詳細昭和の建物に、新しい未来を。
〜「壊す」のではなく「活かす」。ガイアグループが目指す地域再生〜
近年、日本各地で高度経済成長期に建てられた昭和の建物が、新たな価値を持つ施設として生まれ変わっています。
中日新聞では、石川県や富山県で、昭和のモダニズム建築を活かしながらホテルやカフェへ再生する取り組みが紹介されていました。
かつては「古いから壊す」という時代でしたが、今では建物が持つ歴史や雰囲気そのものを地域の魅力として活かす考え方が全国へ広がり始めています。
そして、この考え方は私たちガイアグループが創業以来、大切にしてきた理念そのものでもあります。
「あるもの」を最大限に活かす
ガイアグループは、新しい建物を建てることだけが地域づくりではないと考えています。
地域には、
・空き家
・別荘
・古民家
・蔵
・商店
・旅館
・昭和の建物
など、多くの地域資産が残されています。
それらは決して「古い建物」ではありません。
地域の歴史が刻まれ、人々の思い出が詰まった、大切な地域資産です。
私たちは、それらに新たな役割を与え、次の世代へ受け継ぐことを目指しています。
Terminal aiも、昭和の建物を活かしたプロジェクト
現在整備を進めている
GAIA Resort Terminal ai
も、その代表的なプロジェクトです。
もともとは遠刈田温泉街で長年親しまれてきた商店。
建物そのものは昭和の面影を残しています。
私たちは、その建物を取り壊すことなく、
・鉄骨
・梁
・細長い通路
・建物のスケール感
など、本来持っていた魅力を活かしながら、新たな地域交流拠点として再生しています。
建物の中央を貫く細長い通路は、かつて存在した仙南温泉軌道へのオマージュとして「終着駅から未来への出発駅」をコンセプトにデザインしています。
床にはレールをイメージした意匠。
裸電球が灯るインダストリアルな空間。
その先には、中庭やクラフトビール醸造所「TOGAITA BREWING」、そして地域交流スペースが広がります。
古い建物だからこそ生まれる空間の魅力を、未来へつないでいきます。
ガイアリゾートは建物だけではない
私たちが再生しているのは建物だけではありません。
蔵王では別荘を宿泊施設へ。
村田町では武家屋敷や蔵を宿泊施設へ。
白石では歴史ある町家を宿泊施設へ。
そして各地域をアルベルゴ・ディフーゾ（分散型ホテル）の考え方でつなぎ、地域全体を一つのホテルとして活用しています。
建物だけを残すのではなく、
人が訪れ、
地域を歩き、
地域のお店を利用し、
地域に仕事が生まれる。
そんな新しい地域経済を創ることが、私たちの目標です。
壊すより、活かす。
日本では人口減少が進み、多くの建物が役目を終えようとしています。
しかし、見方を変えれば、それらは未来への資源でもあります。
ガイアグループは、
「新しいものを造る会社」
ではなく、
「あるものを最大限に活かし、新しい価値を生み出す会社」
でありたいと考えています。
建物に眠る物語。
地域に眠る歴史。

From Showa Architecture to a New Future
Revitalizing Communities by Preserving Their History
Across Japan, buildings constructed during the Showa era are being rediscovered as valuable community assets.
Instead of demolishing them, many are now being transformed into hotels, cafés, and cultural spaces while preserving their original character.
This movement reflects a philosophy that has always been central to the GAIA Group.
Creating New Value from Existing Assets
We believe that community development does not always begin with constructing something new.
Every town already possesses valuable resources:
- Vacant houses
- Holiday villas
- Traditional Japanese homes
- Storehouses
- Local shops
- Historic inns
- Showa-era buildings
These are not simply “old buildings.”
They are places filled with memories, history, and the identity of each community.
Our mission is to give these places a new purpose while preserving their stories for future generations.
GAIA Resort Terminal ai
One of the best examples is GAIA Resort Terminal ai, currently under development in Togatta Onsen.
Originally a long-established local commercial building, it retains the atmosphere of the Showa period.
Rather than replacing it, we chose to preserve its industrial steel framework, long passageway, and architectural character.
The central corridor is inspired by the former Sennan Onsen Railway, expressing our concept:
“From the final station to a new point of departure.”
Rail-inspired flooring, vintage lighting, and preserved structural elements create an atmosphere where history and the future coexist.
Beyond the corridor, visitors will discover a courtyard, the TOGAITA BREWING craft brewery, and community gathering spaces.
Beyond Architecture
Our work extends far beyond restoring buildings.
In Zao, holiday villas become accommodation.
In Murata, samurai residences and traditional storehouses become guest houses.
In Shiroishi, historic townhouses become places where visitors can stay.
By connecting these locations through the philosophy of Albergo Diffuso, we transform entire communities into living destinations.
The goal is not simply to preserve architecture.
It is to create opportunities for people to walk through the town, support local businesses, and contribute to sustainable regional economies.
Preserving the Past, Building the Future
As Japan’s population declines, many buildings are losing their original role.
Yet these same buildings hold tremendous potential for the future.
At GAIA Group, we do not define ourselves as a company that simply constructs new buildings.
We are a company that creates new value by making the most of what already exists.
