GAIA Group President Kunihiro Aizawa Featured in Speakers.jp Column on Sustainable Regional Revitalization

Why Attracting Visitors Alone Is Not Enough — Connecting Community Life, Tourism, Vacant Property Revitalization, and Long-Term Relationships

On November 2, 2026, Speakers.jp, a Japanese platform specializing in professional speakers and lecture arrangements, published a column written by Kunihiro Aizawa, President of GAIA Corporation and representative of GAIA Group.

The column is titled:

“Regional Revitalization Cannot Be Sustained by Attracting Visitors Alone — Connecting Community Life, Exchange, and Relationship Populations for a Sustainable Future.”

The article examines some of the most pressing challenges facing rural communities in Japan, including population decline, aging, vacant properties, shrinking local economies, and the weakening of community connections.

Drawing on GAIA Group’s experience in Zao, Miyagi Prefecture, Aizawa explains why sustainable revitalization requires more than increasing tourist arrivals or encouraging relocation.

It requires a comprehensive approach that connects people’s everyday lives, local industries, community services, and long-term relationships with a region.

■ A Good Place to Live Is Also a Good Place to Visit

One of the central ideas of the column is that the quality of life of local residents and the attractiveness of a tourism destination are closely related.

Tourism promotion, business investment, and migration are important components of regional development.

However, lasting progress also depends on the well-being of the people who already live in the community.

Older residents need security and support. Children need opportunities to grow. People with disabilities should be able to participate meaningfully in community life. Residents need employment, social connections, and reliable local services.

GAIA Group believes that these elements form the foundation of a genuinely attractive destination.

This philosophy is reflected in the Zao Welfare Forest Initiative, which aims to create a community where everyone can live with dignity and contribute in their own way.

■ The Zao Welfare Forest Initiative: Connecting Industries and Community Well-Being

Based in Zao, GAIA Group operates across several sectors, including real estate, construction, accommodation, tourism, food services, agriculture, healthcare, and welfare.

Although these activities may appear unrelated, they are interconnected within the regional economy.

Renovating a vacant vacation home can improve the local environment and create new accommodation opportunities.

Operating that accommodation can generate work in cleaning, maintenance, and property management.

Visitors can support restaurants, shops, agricultural producers, and other local businesses.

Programs such as community dining initiatives, support for older residents, agricultural-welfare collaboration, and migration assistance also contribute to the wider quality of life.

GAIA Group aims to connect these activities through sustainable business operations rather than treating each challenge as an isolated issue.

■ Transforming Vacant Properties into Regional Assets

The Speakers.jp column also discusses vacant housing, one of Japan’s growing regional challenges.

Vacant buildings may create problems related to safety, maintenance, and neighborhood decline.

However, they can also represent valuable resources waiting to be revitalized.

GAIA Group has been renovating existing vacation homes and other properties in Zao and creating new uses for them in tourism, accommodation, and community activities.

This approach is closely related to Albergo Diffuso, a distributed hospitality model originating in Italy.

Instead of concentrating the entire visitor experience within a single hotel, the model connects accommodations with restaurants, shops, hot springs, cultural activities, and local residents.

Visitors become participants in the local economy and community during their stay.

In 2025, GAIA Resort Zao Sansuien received the world’s first international Ospitalità Diffusa certification, recognizing its distributed hospitality approach.

■ From Tourists to Long-Term Community Connections

Another major theme of the column is the importance of kankei jinko, or people who maintain meaningful relationships with a community without necessarily living there permanently.

A first-time visitor may return to Zao for another holiday.

Over time, that person may develop friendships with local residents, participate in community activities, or begin spending part of each year in the region.

Some may eventually choose multi-location living or permanent relocation.

This progression illustrates how tourism can become the starting point for long-term community relationships.

For regions experiencing population decline, these connections can be as important as the number of permanent residents.

GAIA Group continues working to connect tourism, accommodation, property revitalization, migration support, and community participation.

■ GAIA Group as a Social Developer

GAIA Group describes its approach as that of a Social Developer — an organization seeking to address social challenges through sustainable business activities.

Every region has different assets, challenges, and opportunities.

Rather than simply copying successful models from elsewhere, the goal is to identify existing regional strengths and connect them in ways that generate new value.

Natural landscapes, hot springs, agriculture, historic buildings, local industries, and the knowledge of residents can all contribute to sustainable regional development.

GAIA Group’s work in Zao reflects this philosophy.

The objective is to create a cycle in which economic activity, employment, community well-being, and regional attractiveness reinforce one another.

■ Sharing Practical Experience Through Lectures and Workshops

Kunihiro Aizawa has shared his experience with local governments, universities, businesses, tourism organizations, and regional development groups.

His lectures focus not only on the philosophy of regional revitalization but also on the practical challenges of implementing sustainable projects.

Topics include vacant property revitalization, distributed hospitality, tourism and welfare integration, relationship populations, multi-location living, and social business development.

GAIA Group also welcomes inquiries concerning lectures, professional training, panel discussions, site visits, fieldwork, and regional business development support.

Through these opportunities, we hope to share lessons from Zao and contribute to solutions for communities facing similar challenges.

■ Building the Future of Communities Through Existing Regional Strengths

Regional revitalization is not simply about attracting more tourists or increasing population figures.

It is about building communities where people can live securely, participate meaningfully, and maintain lasting connections.

GAIA Group will continue developing practical solutions that connect tourism, accommodation, real estate, agriculture, healthcare, welfare, and local commerce.

A region that is good to live in can also be a wonderful place to visit.

From Zao, we hope to share new possibilities for sustainable regional development across Japan and beyond.
